Lease rates are based on standard occupancy and may spread above or below the numbers shown depending on features of particular homes. We also offer senior discount rates for seniors 55 years and over, and a U.S. military active-duty discount while you serve your Country.

- 1 bedroom, 1 bath apartment for $460
- 2 bedroom, 1.5 bath apartment for $545
- 2 bedroom, 1.5 bath executive apartment $565
- 3 bedroom, 1.5 bath townhome for $750

- 2 bedroom, 1.5 bath apartment with 832 Sq. Ft.
- 2 bedroom, 1.5 bath executive apartment with 876 Sq. Ft.
- 3 bedroom, 1.5 bath townhouse with 1,260 Sq. Ft.

Occupancy-Based Rent
The more people who live in an apartment, the more utilities and services they use (landlord pays for water, sewer and trash) and the faster the carpet, paint, appliances etc are worn out and need to be replaced. Especially when there are more adults.
Children are not able to pay their own way, but adults are, and so we charge more rent for more adults above a certain number known as "standard occupancy". Hotels, Motels and Inns do the same thing; their rates are based on the number of occupants.
The nice thing is that as the number of adults and total rent go up, the amount each person pays goes down.
Standard occupancy is the customary number of persons in a given number of bedrooms within a dwelling. Additional persons may occupy the dwelling up to the maximum number of occupants.
For each 18-year or older person over the standard occupancy, there will be an increase in the monthly rent and security deposit. Please speak with our community manager for more details.
Standard occupancy for a one-bedroom home is up to 2 persons, for a two-bedroom it is also up to 2 persons, and for a three-bedroom home it is up to 3 persons. Maximum occupancy for a one-bedroom home is 2 persons. Maximum occupancy for a two-bedroom is 4 persons, and for a three-bedroom home maximum occupancy is 6 persons.
